The Steelcote District is a preservation-driven mixed-use redevelopment that is helping reestablish a vibrant urban neighborhood within St. Louis’ historic Mill Creek Valley. Once home to nearly 20,000 residents, the area was largely demolished during one of the nation’s largest urban renewal clearance efforts before later evolving into an industrial district. Working with Green Street, Trivers developed a master plan that leveraged the adaptive reuse of two National Register-listed Steelcote Manufacturing Company buildings alongside compatible new construction to transform the site into a walkable mixed-use district.
The plan reintroduced residential density, commercial activity, public gathering spaces, and multimodal connections while honoring the area’s industrial heritage and acknowledging its broader social and cultural history. Key planning strategies included restoring portions of the historic street grid, repurposing former rail corridors as pedestrian and bicycle connections, establishing a network of public open spaces, and creating development patterns that reinforce a human-scaled urban environment.
Today, the completed district includes Steelcote Lofts, Steelcote Flats, and the Steelcote Crossing, bringing new housing, restaurants, retail, office space, and public gathering places to the neighborhood. Through a combination of historic preservation, adaptive reuse, urban design, and strategic infill development, the project demonstrates how historic resources can serve as catalysts for reinvestment, reconnect neighborhoods, and support long-term community revitalization.
