Construction has begun on the $8.7 million renovation of U.S. Bank Plaza, the 36-story office tower at 505 N. Seventh Street in downtown St. Louis. The project, led by building owner MAP Property Holdings, aims to reinvigorate nearly 40% of the tower’s space and help redefine the tenant experience through a comprehensive modernization effort.
Phase one focuses on enhancing the building’s first and second floors with refreshed lobbies, coworking zones, upgraded restrooms, a fitness center, and the introduction of an in-house lunchtime food operator. Outdoor patios, a concierge desk, and updated finishes will connect tenants with new indoor-outdoor experiences designed to meet the evolving expectations of today’s workforce.
“The design celebrates the building’s innate architectural assets while supporting the evolving needs and expectations of today’s and tomorrow’s workplace,” said Trivers Principal Joel Fuoss, whose team is leading the design in close coordination with ownership, management, and leasing partners.
Construction will proceed over the next 12 to 18 months, with improvements delivered in phases to minimize disruption and maximize value for current and prospective tenants. The renovation responds directly to the “flight-to-quality” trend, aiming to position U.S. Bank Plaza as a high-performance Class A workplace in the heart of the central business district.
