In a time where modern officing in downtown cores demands to be reimagined for a city’s next evolution, Trivers was retained to explore the myriad of opportunities in Downtown St. Louis at 505 N. 7th Street to re-leverage the property’s innate assets. The US Bank tower and immediate site had become tired and lacked the robust amenity stack expected in today’s leasing environment to compete in the Class A office market.

To create holistic and contemporary workspaces that enhance the human experience and amplify organizational culture, a comprehensive approach was taken to work closely with the building ownership, management and leasing teams to redefine the first three floors of the 36-story tower and adjacent parking garage to re-introduce the building to Downtown through strategic investments in the visitor and tenant experience. Enhanced access to the outdoors and elevated amenities inspire wellness and inclusion amidst a variety of collective meeting and social offerings. The design delivers welcoming and engaging spaces, rich in materiality and natural light, that will support the evolving needs and expectations of today and tomorrow’s workplace.
