Trivers completed the planning and urban design framework for the Downtown North Innovation District, a district-scale initiative focused on leveraging adaptive reuse, economic development, and coordinated reinvestment to reposition the north edge of downtown St. Louis as a center for innovation, entrepreneurship, and employment growth. The study responded to a series of significant public and private investments that created new opportunities for redevelopment and long-term economic vitality.
The planning effort evaluated how historic assets, underutilized properties, mobility infrastructure, and redevelopment opportunities could work together to create a connected innovation district capable of attracting investment, supporting workforce development, and strengthening connections between downtown and surrounding neighborhoods. The framework established a long-term vision for a vibrant mixed-use district that supports employment, housing, entrepreneurship, and collaborative workplaces while reinforcing the area’s historic character.
A key component of the study focused on improving connectivity between major destinations, neighborhoods, downtown amenities, and future redevelopment sites through streetscape enhancements, public realm improvements, adaptive reuse strategies, housing growth, and strategic infill development. Services included district and corridor planning, urban design, adaptive reuse strategy, economic development planning, stakeholder engagement, mobility and connectivity analysis, placemaking, implementation planning, and redevelopment framework development.
